<p>Writing to-do lists and keeping a schedule may keep you
organized, but does it really help you get more done? I believe
that organization is important, but what you really need is focus.
Being able to sit down and concentrate intensely on your work for a
few hours. Even a half hour of focused effort can get more done
than an entire day of distraction and multitasking.</p>
<p>Here’s some tips to get into a state of deep concentration where
work flows easily:<br>

<strong><br>
1) Cut Off the Noise</strong></p>
<p>It may be obvious that distractions aren’t helping your focus,
but do you actually cut them out? I’ll admit, it can be tempting to
put the e-mail alerts on, turn on the IM and answer every request
sent your way. But in the end it is only preventing you from
concentrating.</p>
<p>Getting into a state of concentration can take at least fifteen
minutes. If you are getting distracted every five, you can’t
possibly focus entirely on your work. Answer your e-mails at
scheduled times. Request that people don’t interrupt you when
working on a big project. If you are required to answer phones and
drop-in’s immediately, schedule work when the <font style=
"font-weight: 400; font-size: 12px; color: #3366cc! important; font-family: 'Lucida Grande',Helvetica,Arial,Verdana,sans-serif; position: static"
color="#3366CC"><span class="kLink" style=
"font-weight: 400; font-size: 12px; color: #3366cc! important; font-family: 'Lucida Grande',Helvetica,Arial,Verdana,sans-serif; position: relative">
office</span></font> is less busy.<br>
<strong><br>
2) Structure Your Environment</strong></p>
<p>The place you work can have an impact on your ability to focus.
Try to locate yourself so you are facing potential distractions
such as doors, phones or windows. This way you can take a glance to
assess sounds that would otherwise break your focus.</p>
<p><strong>3) Clarify Objectives</strong></p>
<p>Know what your goal is clearly before you start. If you aren’t
sure what the end result is, the confusion will make it impossible
to focus. Before I write any articles, I define the main focus of
the article and get a brief mental picture of the structure.
Unclear objectives often result in having to redo sections of
work.</p>
<p><strong>4) Divide Blobs</strong></p>
<p>Big blobs of tasks that have no clear start or end point destroy
focus. If you have a large project that needs work, clearly
identify a path that you will use to get started working on it. If
the sequence of actions isn’t obvious, it will be difficult to
concentrate. Taking a few minutes to plan not only your end result,
but the order you will complete any steps, can save hours in wasted
thinking.</p>
<p><strong>5) Know the Rules</strong></p>
<p>Get clear on what the guidelines are for the task ahead. What
level of quality do you need? What standards do you need to follow?
What constraints are there? If you are writing a program, get clear
on how much commenting you need, what functions you want to use and
the flexibility required. If you are writing an article, decide on
the length and style.</p>
<p>If the rules aren’t clear from the outset, you will slip out of
concentration as you ponder them later.<br>
<strong><br>
6) Set a Deadline</strong></p>
<p>Deadlines have both advantages and disadvantages when trying to
force concentration. A deadline can make it easier to forget the
non-essential and speed up your working time. If you give yourself
only an hour to design a logo, you will keep it simple and avoid
fiddling with extravagant designs.</p>
<p>Time limits have disadvantages when they cause you to worry
about the time you have left instead of the task itself. I
recommend using a deadline when:</p>
<ol>
<li>Time is limited. If you only have a day to complete
<font style="font-weight: 400; font-size: 12px; color: #3366cc! important; font-family: 'Lucida Grande',Helvetica,Arial,Verdana,sans-serif; position: static"
color="#3366CC"><span class="kLink" style=
"font-weight: 400; font-size: 12px; color: #3366cc! important; font-family: 'Lucida Grande',Helvetica,Arial,Verdana,sans-serif; position: relative">
work</span></font> that could easily take weeks, chunking it into
specific deadlines will strip away everything that isn’t
crucial.</li>
<li>It’s easy to lose sight of the bigger picture. If your task
could easily expand to have new features or ideas, use a deadline
to keep it under control.</li>
<li>To avoid procrastination. A tight deadline can save you if you
are worried about procrastinating.</li>
</ol>
<p><strong><br>
7) Break Down Roadblocks</strong></p>
<p>Roadblocks occur whenever you hit a tricky problem in your work.
This can happen when you run out of ideas or your focus wavers.
Break down roadblocks by brainstorming or planning on a piece of
paper. Writing out your thought processes can keep you focused even
if you might become frustrated.</p>
<p><strong>8 ) Isolate Yourself</strong></p>
<p>Become a hermit and stay away from other people if you want to
get work done. Unless your work is based on other people they will
only break your focus. Create a private space and refuse to talk to
anyone until your work is finished. Put a sign on your door to
steer away drop-ins and don’t answer your phone.<br>
<strong><br>
9) Healthy Body, Sharper Mind</strong></p>
<p>What you put into your body affects the way you concentrate.
Nobody would expect peak performance if they showed up drunk to
work. But if you allow yourself to get chronic sleep deprivation,
overuse stimulants like caffeine or eat dense, fatty foods your
concentration will suffer. Try to cut out one of your unhealthy
habits for just thirty days to see if there is a difference in your
energy levels. I’ve found even small steps can create dramatic
changes in my ability to focus.</p>
<p><strong>10) Be Patient</strong></p>
<p>Before I write an article, I often sit at my desk for a fifteen
or twenty minutes before I put finger on the <font style=
"font-weight: 400; font-size: 12px; color: #3366cc! important; font-family: 'Lucida Grande',Helvetica,Arial,Verdana,sans-serif; position: static"
color="#3366CC"><span class="kLink" style=
"font-weight: 400; font-size: 12px; color: #3366cc! important; font-family: 'Lucida Grande',Helvetica,Arial,Verdana,sans-serif; position: relative">
keyboard</span></font>. During this time I feel a strong urge to
leave or do something else. But I know that if I am patient, I’ll
stumble upon an idea to write about and enter a state of flow.
Without a little patience, you can’t take advantage of flow when it
rushed through you.</p>
<p>If you need strong concentration I recommend periods of 90-120
minutes. Any less than that and you will waste too much time
getting started before the flow can continue. More than this is
possible to sustain focus, but you will probably benefit from a
quick break.</p>

<p>按照这所古老大学的奇怪的传统，我应该是站在这儿，告诉你们那些永恒的智慧。我还是跟你们聊聊吧。</p>
<p>
你们已经上了四年的大学了，从5月22日开始你们就没有晚饭吃了。虽然我们会把你们比作已经从哈佛断奶的孩子们，但我从没想到会这么彻底。</p>
<p>
当我在Kirkland吃中午饭的时候，在Leverett吃晚饭的时候，当我在我上班时和同学们见面的时候，甚至当我在国外碰见我们刚毕业的学生的时候，同学们都会问我一些问题。你们问我的第一个问题，不是问课程计划，不是提建议，也不是问老师的联系方式或者学生的空间问题。实际上，也不是酒精限制政策。你们不停地问我的问题是：“为什么我们的学生很多都去了华尔街?为什么我们哈佛的学生中，有那么多人到金融、咨询和电子银行领域去?”</p>
<p>
这个问题可以从好几个方面来回答，我要用的是威利萨顿(一个美国银行大盗，译者注)的回答。你们可能知道，当他被问到为什么要抢银行时，他说“因为那儿有钱”。我想，你们在上经济学课的时候，都见过克劳迪亚·戈丁和拉里·凯兹两位教授，他们根据七十年代以来他们所教学生的职业选择，提出了不同的看法。他们发现，虽然金融行业在金钱方面有很高回报，但还是有学生选择了其它的工作。实际上，你们中有37个人选择做教师，有一个会跳探戈的人要去阿根廷的舞蹈诊疗所上班，另一个拿了数学荣誉学位的人要去学诗歌，有一个要在美国空军受训做一名飞行员，还有一个要去做一名治疗乳房癌症的医生。你们中有很多人会去学法学、学医学、读研究生。但是，根据戈丁和凯兹的记录，更多的人去了金融和咨询行业。Crimson对去年的毕业生作了调查，参加工作的人中，58％的男生和43％的女生去了这两个行业。虽然今年的经济不景气，这个数字还是到了39％。</p>
<p>
高薪、不可抗拒的招聘的冲击、到纽约和你的朋友一起工作的保证、承诺工作很有趣——这样的选择可以有很多种理由。对于你们中的一些人，也许只会在其中做一到两年。其他人也都相信这是他们可以做到最好的一份工作。但，还是有人会问：为什么要这样选择。</p>
<p>让我们暂时扔掉哈佛人精明的处世能力、沉着和不可战胜的虚伪，试着来寻找一下你们问题的答案吧。</p>
<p>
我想，你们之所以会焦虑，是因为你们不想只是做到一般意义上的成功，而且还想过得有意义。但你们又不知道这两个目标如何才能同时达到，你们不知道在一个大名鼎鼎的公司中有一份丰厚的起薪，并且前途很有保障，是不是就可以让你们自己满足。</p>
<p>
你们为什么要焦虑?说起来，我们学校这方面也有错。从你们进来的时候，我们就告诉你们，到这里，你们会成为对未来负责的精英，你们是最棒的、最聪明的，我们都要依靠你们，因为你们会改变这个世界。这些话，让你们个个都胸怀大志。你们会去做各种不平常的事情：在课外活动中，你们处处体现着服务的热情；你们大力倡导可持续发展，因为你们关注地球的未来；在今年的总统竞选中，你们也表现出了对美国政治改革的热衷。</p>
<p>
但现在，你们中的许多人迷惘了，不知道这些在做职业选择时都有什么用。如果在有偿的工作和有意义的工作之间做个选择，你们会怎么办?这二者可以兼顾吗?</p>
<p>
金融业、华尔街、“招聘”就是这个困境的标志，它带来了比职业选择更广更深的一系列问题。不管你是从医学院毕业当了全科医生或者皮肤科医生，从法学院毕业进了一家公司或者做了一名公设辩护律师，还是结束了两年的Teachfor
America项目，在想要不要继续教书，这些问题总会在某种程度上困扰你们。你们之所以焦虑，是因为你们既想活得有意义，又想活得成功；你们知道你们所受的教育，让你们不只是为自己的舒适和满足而活，而且还要为你们周围的人而活。现在，到了你们想办法实现这个目标的时候了。</p>
<p>
我想，还有一个原因使你们焦虑——这个原因和第一个原因相。关，但又有所不同。你们想过得幸福。你们一拥而上地去选修“成功哲学”和“幸福的科学”，想从中找到秘诀。但我们怎么样才能幸福呢?我可以提供一个不错的答案：长大。调查数据说明，越老的人——比如我这个岁数的人——比年轻的人感到更幸福。但可能你们都不愿意等。</p>
<p>
当我听着你们说你们面前有如何的选择时，可以听出来，你们在为搞不明白成功和幸福的关系而烦恼——或者更确切地说，什么样的成功，不仅能带来金钱和名望，还能让人真正地幸福。你们担心工资最高的工作，不一定是最有意义、最令人满足的工作。但你们想过没，艺术家、演员、公务员或者高中老师都是怎么过的?你们有没有思考一下，在媒体圈里该怎么生存?你们是否曾试想过，在经过不知道多少年的研究生学习、写了不知道多少篇论文之后，你们能否找到一个英语教授的工作?</p>
<p>
所以，答案就是：只有试过了才知道。但是不管是画画、生物还是金融，如果你都不试着去做你喜欢做的事，如果你不去追求你认为最有意义的东西，总有一天你会后悔的。生活的路还很长，总有机会尝试别的选择，但不要一开始就想着这个。</p>
<p>
我把这个叫作职业选择中的停车位理论，几十年来我一直在和同学们说这些。不要因为你觉得会没有停车位，就把车停在离目的地20个街区远的地方。先到你想去的地方，然后再到你应该去的地方。</p>
<p>
你可能喜欢投资银行、喜欢金融、喜欢咨询，它们可能是最适合你的。也许你和我在Kirkland碰到的一个大四学生一样，她刚从西海岸一家很有名的咨询公司面试回来，她问：“我为什么要做这行?我讨厌坐飞机，我不喜欢住酒店，我不会喜欢这个工作的。”那就找个你喜欢的工作吧。要是你醒着的时间里，都在做你不喜欢的事情，你也不会感到幸福的。</p>
<p>
但是，最最最最重要的是，你们要问出这个问题——问我或者问你们自己。你们选择了一条路，也就选择了一份挑战。你知道自己想要什么样的生活，只是不知道该怎样到达那儿。这是好事。</p>
<p>
不要静止不动，要随时准备接受改变。牢记那些我们告诉你们的远大理想，就算你觉得它们永远不可能实现，也要记住：它们可以指引你们，让你们到达那个对自己和世界都有意义的彼岸。你们的未来在自己手中。</p>
<p>我都迫不及待地想知道你们会做出什么样的成就了。无论如何，常回家看看，和我们分享你的幸福生活。</p>

针对个别投资者特别是“大小非”买卖股份超限问题，深交所昨日发出通知进一步进行规范。<br>
<br>
深交所通知称，近来，个别投资者通过竞价交易系统或者大宗交易系统超比例买卖上市公司股份，没有及时履行报告、公告和其他相关义务，严重违反了《证券法》第八十六条和《上市公司收购管理办法》第十三条等规定。<br>

<br>
深交所通知要求，投资者通过竞价交易系统或者大宗交易系统买卖上市公司股份超过比例标准的，应当履行报告和公告义务，且在规定的期限内不得再行买卖该上市公司的股份。投资者还应当依法合规地从事股份买卖行为。<br>

深交所强调，对违规投资者，将按照相关规定采取监管措施和给予纪律处分。(张媛媛)<br>

一次三只 管理层批量放行新股基<br>

市场又传来新基金获批消息，上投摩根基金管理公司今年以来的第二只基金产品——上投摩根中小盘股票型基金日前获得中国证监会批准，并将于近期发行。而易方达基金公司旗下的股票型基金及汇添富价值精选股票型基金也获得了证监会批文。<br>

<br>
值得注意的是，从此次获批的基金类型来看，股票型基金占有绝对优势。这与前期获批的新基金以债券型基金为主的特点形成了鲜明对比。而且与分别仅有2只新基金获批的前两个月相比，12月新基金获批节奏显著加快。<br>

<br>
10月份，仅有东方稳健回报债券型基金及长城双动力股票型基金获批发行。而11月份，也只有2只基金拿到了“准生证”，分别是广发沪深300指数基金和光大保德信均衡精选股票型基金。<br>

<br>
事实上，今年的基金发行经历了从高峰逐渐回落的过程。今年4月份，共有12只新基金获批；而到了5月份，仅有5只获批；6月份，也只有4只新基金获批。新基金从最高峰时期的一周7只获批到一周仅有1只，直至后来的两周才批出一只。新基金获批节奏的放缓，或许是为了缓解新基金的销售压力。统计显示，10月份，共有17只基金同时涌入发行渠道。<br>

今年四季度以来，偏股型基金的首发规模较前期有小幅回暖的趋势。先后成立了两只10亿份以上的偏股基金——鹏华创新和华夏策略基金，分别募集了
11.45亿份和15.84亿份。华夏策略基金由于明星基金经理效应等原因，仅用一天时间就募集了超过15亿份。而11月27日公告成立的大成策略回报股票型基金成立，总募集规模也达到了10.58亿份。<br>

上投摩根副总经理傅帆认为，选择在这个时点发行股票型基金，是出于对投资者负责的态度，新基金销售的压力会很大，但投资的机会则较好。</p>

因为美国房地产次级贷款和衍生品爆发的金融“海啸”扩展到全球，外部环境的恶化超出了人们的预期，我国经济下滑趋势也已显现，在接下来的时间里，“三驾马车”之一的出口将继续回落，经济发展只能依靠消费和投资，而房地产是在消费和投资中最能发挥作用的产业之一，正值经济调整关键时刻，激活农村土地存量资产，加速真正意义上的城市化运动，提升包括房地产在内的市场需求是此次政策出台的背景之一。<span lang="EN-US"><o:p></o:p></span></span></p>

对于“城镇规划区范围外的非公益性建设项目，农民可以多种形式参与开发经营”，同时，“经营性”的农村集体建设用地可进入“城乡统一的建设用地市场”，并与国有土地享有同等权益。其实质就是国家的刺激房地产市场的一个具体方式，从行为上来看，十多年前类似的土地流转活动就已经出现，并不是此次政策的首创，所以这次最大的变动也就是允许了集体用地在规划条件下可转建设用地、并且具有长久使用权。可以说，流转的目的其实是为了更好的让土地可以长久使用，而长久使用的主要用处，就是用来进行农业规模化发展以及建设开发。名曰：城乡统筹建设。<span lang="EN-US"><o:p></o:p></span></span></p>

基于此，我们认为在新政下，集体土地的入市将会增加总体的土地供应量，或许引发一轮的房地产建设高潮，只是把地点换在了乡镇一级，而现有的（配套完善）城镇用地或会进入一个爬升通道。一方面是征地范围缩小导致的国有建设用地数量减少，另一方面征地成本上升（补偿农民），其结果会导致在未来一段时间内：<span lang="EN-US"><o:p></o:p></span></span></p>

《决定》的提出，对于地方农民来说，增加直接收益，同时因为土地所有权性质不变的要求，也摆脱了因谋求进一步发展而放弃农地的风险，从这个意义上来说，是符合现在中国农业改革，进一步提高农业的规模化经营、解决三农问题的一个得力举措，至于因永久承包导致的是否涉及“土地私有”这类意识形态的问题，不在本文的讨论范围。另一方面，农民对现在土地的流转后的生活生存问题，为了解决农业规模化、产业化建设而开展相关的基础配套设施、金融领域的措施必然会增加。这些建设的出台势必引发新一轮的消费高峰。从目前掌握的信息来看，中央已经在对农民进行个人补贴了，从西方国家的农业补贴政策来对比，如果要提高农业的竞争力，同时提高农民收入刺激消费。我们认为这将会是一个长期的过程。<span lang="EN-US"><o:p></o:p></span></span></p>

根据上述二内容，我们觉得房地产开发商的机会在目前并不多，因为按照《决定》里面的“在土地利用规划确定的城镇建设用地范围外”，目前在土地利用规划确定下的城镇建设用地的范围其实已经包括了很大的部分，再做发展就到了乡镇一级去了，这块的市场培育是个大问题，另外，目前在三农政策大方向下，流转土地项目方面更多的应该是集中在农业产业化项目上，而非地产类项目。目前局势并不是明朗。<span lang="EN-US"><o:p></o:p></span></span></p>

对于“城镇规划区范围外的非公益性建设项目，农民可以多种形式参与开发经营”，同时，“经营性”的农村集体建设用地可进入“城乡统一的建设用地市场”，并与国有土地享有同等权益。其实质就是国家的刺激房地产市场的一个具体方式，从行为上来看，十多年前类似的土地流转活动就已经出现，并不是此次政策的首创，所以这次最大的变动也就是允许了集体用地在规划条件下可转建设用地、并且具有长久使用权。可以说，流转的目的其实是为了更好的让土地可以长久使用，而长久使用的主要用处，就是用来进行农业规模化发展以及建设开发。名曰：城乡统筹建设。<span lang="EN-US"><o:p></o:p></span></span></p>

《决定》的提出，对于地方农民来说，增加直接收益，同时因为土地所有权性质不变的要求，也摆脱了因谋求进一步发展而放弃农地的风险，从这个意义上来说，是符合现在中国农业改革，进一步提高农业的规模化经营、解决三农问题的一个得力举措，至于因永久承包导致的是否涉及“土地私有”这类意识形态的问题，不在本文的讨论范围。另一方面，农民对现在土地的流转后的生活生存问题，为了解决农业规模化、产业化建设而开展相关的基础配套设施、金融领域的措施必然会增加。这些建设的出台势必引发新一轮的消费高峰。从目前掌握的信息来看，中央已经在对农民进行个人补贴了，从西方国家的农业补贴政策来对比，如果要提高农业的竞争力，同时提高农民收入刺激消费。我们认为这将会是一个长期的过程。<span lang="EN-US"><o:p></o:p></span></span></p>

根据上述二内容，我觉得房地产开发商的机会在目前并不多，因为按照《决定》里面的“在土地利用规划确定的城镇建设用地范围外”，目前在土地利用规划确定下的城镇建设用地的范围其实已经包括了很大的部分，再做发展就到了乡镇一级去了，这块的市场培育是个大问题，另外，目前在三农政策大方向下，流转土地项目方面更多的应该是集中在农业产业化项目上，而非地产类项目。目前局势并不是明朗。<span lang="EN-US"><o:p></o:p></span></span></p>
